Sealcoating protects and beautifies asphalt surfaces. It protects against wear and tear, weather elements, and freeze/thaw cycles. It also fills hairline cracks, especially when thickened up with sand additives. When used as a regular maintenance regime, sealcoating can more than double the life of an asphalt surface.
A Sealcoat is not an asphalt overlay. It will not raise any low spots or birdbaths, nor will it prevent surface cracking that is caused by ground movement. Areas that see a lot of direct sun. as well as front entrances, will show wearing before other areas. Areas in the shade will tend to last longer, these areas will also be slower to dry and cure following the application. A Sealcoat will typically last 2-4 years, seeing most of its wear during the spring and fall. Factors that affect wear include pre-existing condition, level of use, weather/sun, and drainage/slop of surface.
Typically, a sealcoat will take a few hours to be open to foot traffic. It will be dry enough to drive on after 1-3 days. You may notice power steering marks within the first month while the sealcoat fully cures, this is temporary. We have curing accelerators, blackeners, and durability enhancers available on request.
Hot rubber crack sealer will typically take 15-30 minutes to be fully cured and will always remain malleable after application. This crack sealer will be visible through the sealcoat. Depending on use, the sealcoat may wear off from the rubber in a matter of days, this is normal. Crack sealer can last anywhere between 2-7 years. It will seal existing cracks but cannot guarantee they won’t continue cracking due to drainage, weight of larger vehicles, reflective cracking, etc.
Prior to any of our services, we ask that all vehicles and objects be removed from the asphalt surfaces and at least 15 feet away. This also applies to garbage bins, flower pots, etc. Please turn off any automatic sprinklers that may cause water to flow onto the asphalt surface the night before.
