For homeowners, sealcoating and crack repair are essential in maintaining asphalt surfaces. Sealcoating provides a protective layer against elements, while crack repair prevents minor issues from escalating. Together, they extend the driveway's lifespan, improve appearance, and save on costly future repairs, making them vital for long-term property upkeep.
There is good reason why our road workers are out pumping hot liquid rubber into every inch of cracks on the highway. Those squishy black lines of crack repair will protect that spot from potholes which are more expensive to repair. Crack repair saves you money, and the same goes for Sealcoating. Sealcoating serves as a protection barrier between the asphalt and the elements, traffic, and abuse. Without sealcoating, asphalt quickly loses its oils, oxidizes, crumbles, starts to crack, ultimately needing early replacement. This brings us to the next topic of cost. As with any maintenance service, the goal is to prolong the life of your asset. Sealcoating and crack repair are more cost effective than patching, replacements, and overlays. Our crews are equipped with commercial blowers, gas powered sweepers & scrubbers, and advanced spray systems to enhance durability and longevity of our applications. If you take a look at our history of work you will notice we also take a lot of pride in our residential brush-applied sealcoatings. We treat these small jobs with care and precision. We also care for the needs of our larger clients such as property managers, mall parking lots, and store owners. Most larger jobs of this type are sprayed out of our large tanks, sometimes even 2 or 3 coats in busy mall parking lots or drive-thrus.
Just like priming a surface before painting it, any asphalt surfaces need to be prepped
before maintenance. Any loose debris/dirt needs to be cleaned, cracks need to be
cleaned out, oil stains need to be cleaned and/or primed. This will ensure the best
bond and longer lasting seal.
Cracksealing is the most important step in protecting your pavement's foundation. This helps prevent the crack from getting deeper and/or wider, and is an important step to stop the cracks from becoming potholes. We use hot rubberized cracksealer which forms to the shape of the crack, expanding and contracting with the crack, keeping the crack sealed throughout the changing seasons.
Line painting is important to minimize parking lot congestion. In our harsh climate it is common to re-paint parking lots every 1-2 years. We use high quality traffic paint sprayed through a commercial grade Lemmer line painting machine. We do re-paints as well as new layouts.
